Emergency Guidelines

 

Please note that if you go ahead with a repair that is NOT AN EMERGENCY the owner is NOT obliged to pay for any expenses incurred.

 

You may be faced with an emergency situation at the property. An emergency is defined as something that may harm someone, or may cause damage to a property if left unattended; this also includes broken windows that breach the security of the property. (Note: Airconditioning units are not classified as an emergency repair).

 

Our Staff does try to be available most of the time, but we can only guarantee to be contacted during normal office hours. Therefore if you are faced with an emergency situation, and are unable to contact us, we have prepared this information to assist as far as possible.

 

You should be aware that should any state of disrepair or damage to the property be caused by you, other family members or visitors to the property, you will be held responsible for all costs incurred as a result of such actions.

 

Break In and Broken Windows

 

Contact the Police 131 444 and report the Break-in, obtain a police report number. If you don’t supply us with this report number, the cost of all repairs will be yours.

Report all damages in writing to Harcourts Alliance as soon as possible.

If glass is broken and the property is not secure please call our Glazier and ask the Glazier to send reports and accounts directly to Harcourts Alliance.

If the glass breakage is not due to a break in but to yours or your family or visitors actions, they you must settle all accounts directly to the Glazier.

Hot Water Systems

 

For gas HWS: Please first check that the pilot light is on, particularly in windy weather and also check that the gas supply is coming through. If this is not lighting then please call our plumber.

For electric HWS: Please check that a RCD hasn’t tripped or the booster switch hasn’t been turned off (this is usually found in your laundry). If still not working please call our electrician.

Gas and Plumbing Issues

 

If gas supply has been cut off then please call your gas provider (either Kleenheat or Alinta) first to find out why as it could be to do with an unpaid bill. If gas supply has not been cut off but still not working please call our plumber.

If any serious water leaks or burst pipes occur then please call the plumber immediately. Please note that small tap leaks will not be attended to outside of normal business hours.

If any serious retic leaks or burst pipes occur please turn the reticulation off and then report to Harcourts Alliance the next business day.

Lost Keys or Keys Locked inside

Only if a lock has seized and you cannot access nor secure your home will this then be an emergency situation.

Electrical Issue

Synergy – power failures and outages: 131351

IMPORTANT: Should the power cut out, please disconnect all appliances inside and outside of the property re-set the safety switch then, re-connect one appliance at a time, if the power stays on after each new appliance is connected continue to re-connect all appliances. If the power cuts out again after connecting an appliance, this appliance will be the cause of the problem and must NOT be used again. If an electrician is called, and the fault is found to be one of your own appliances, as the fault is not with the property, you will be charged for the Electricians account.

Stove/Oven

 

For gas stove: Please check your gas supply first, if this is fine then try light with a lighter or match if your ignitor has stopped working. If still not working then call our technician to troubleshoot.

For electric stove: Please ensure you haven’t switched this off at the wall accidently. If still not working then call our technician to troubleshoot.

Ovens: Please check to ensure you have switched it off at the wall accidentally. If still not working then call our technician to troubleshoot.

Please note that our technician will ONLY be available on standard business days and will not be available to troubleshoot on public holidays. There may also be a delay in getting parts ordered so the repairs may not be able to be carried out promptly.

Severe Storm Damage

 

Please call State Emergency Services on 1300 130 039.

If you have a severe ceiling leak or collapse then please call one of our builders to make safe temporarily until proper repairs can be carried out.
